Long-term strategy

Sustainability, the continuous greening of the property portfolio, and the gradual reduction of the environmental footprint of the portfolio and its operation are integral parts of SPP’s long-term ambition to own and operate the largest retail park in the region.

SPP aims to make its property portfolio more sustainable, accessible and long-lasting. In the BREEAM In-Use certification process covering the entire portfolio, eight Hungarian and four Czech Shoplands have so far received a Very Good rating, and certification of a further six Hungarian and four Slovak properties is already underway. We have also made important progress in the area of ​​accessibility: all Hungarian Shoplands have obtained the Access4you certification, and the assessment of the Slovak buildings is currently under preparation. Our results show that we are consistently making progress in implementing environmental responsibility, energy efficiency and inclusive operations, while also strengthening the value of our portfolio.

Goals and tools

In addition to targeted green investments (e.g. geothermal systems, solar parks, de-icing), sustainability is ensured by the governance-based management tools of Adventum ESG framework, which are consistently and systematically applied. These tools allow the energy efficiency performance of properties to be accurately monitored, and energy consumption to be optimized and continuously reduced.

A detailed risk map is available for properties that have undergone a full technical due diligence during the acquisition. The goal is to minimize risks, proactively maintain and maintain the technical condition. One of the built-in modules of Adventum ESG software is able to predict exactly when a building would become obsolete without development and maintenance, thus optimizing sustainability-supporting interventions at the portfolio level.

The CRREM risk assessment tool helps owners and investors understand and manage the CO2 emission risks within their portfolio.

If an existing property portfolio becomes more efficient, it will result in a reduction in real emissions. Therefore, within the ESG framework, developments that improve the energy use and operation of existing buildings receive special support. This can significantly reduce lifetime CO2 emissions, especially when compared to the significantly higher carbon footprint of a potential rebuild.

A similar approach applies to mechanical engineering: the aim of preventive maintenance is to maximize and extend the lifespan of machinery.
